Verdict (TL;DR): PropertyMe is the clear choice for Australian property managers who want purpose-built trust accounting, state-specific compliance help, and AI writing tools that actually understand the job. No other platform comes close on Australian fit. At $149–$215/month per 100 properties, the price is fair — and the new AI features make it better value than it was a year ago.

What PropertyMe is

PropertyMe is Australia's dominant cloud-based property management platform. It handles the full lifecycle of residential and commercial property management — leases, inspections, maintenance, trust accounting, owner and tenant communication, and increasingly, AI-assisted tasks that used to eat hours every week.

The company is Australian-owned and focused exclusively on the Australian market. That focus matters. Trust accounting in Australian real estate is complex, heavily regulated, and varies by state. PropertyMe has been built around that complexity from the ground up, not retrofitted from a US or UK platform.

As of mid-2026, the platform manages more than 1,800,000 properties. It competes with Console Cloud, Propertyware, and to a lesser extent the AI-native entrants now targeting the sector. None of those competitors match PropertyMe's depth on the Australian compliance and accounting side.

What it costs in Australia

All prices are in AUD and include GST, per the PropertyMe pricing page.

Plan Monthly (AUD inc. GST) What you get
Manage PM Basic $149/mo per 100 properties Core property management, trust accounting, unified inbox, owner/tenant app
Manage PM Standard $182/mo per 100 properties Adds paperless inspections, task automation, lease renewals, bank feeds, Xero integration
Manage PM Advanced $215/mo per 100 properties Adds Reply with AiMe, AiMe Comply, Bills AI, API read access
Manage PM Premier Contact for pricing Adds group reporting, dedicated email domain
Startup Package $193/mo (up to 100 properties) Basic-plan features, entry tier for new agencies
Grow CRM Standard $198/mo (2 users) CRM and business development focus

Manage PM plan pricing applies for a minimum of 200 properties; agencies with up to 100 properties take the Startup Package. There is no free tier. A free trial is available on request — contact the PropertyMe sales team to arrange a fully functional trial account. There is no self-serve 14-day trial; access requires a sales conversation. No annual plan is currently offered.

For a mid-sized independent agency managing 200 properties, the Standard plan costs $364/month — under $2 per property. The AI features (AiMe, Bills AI) require the Advanced plan, which for the same portfolio is $430/month — a little over $2 per property, still a reasonable number for what the AI tools take off your plate.

How it works in practice

PropertyMe's AI features — AiMe, AiMe Comply, and Bills AI — are embedded inside the existing platform. You don't log into a separate AI tool. The AI surfaces where the work happens.

AiMe — the AI writing assistant

AiMe generates tenant communications in the property manager's voice. You select the communication type (routine inspection reminder, arrears notice, lease renewal letter), and AiMe drafts it. The key selling point is that it is trained on property management communication styles, not generic business writing. That means outputs arrive in the right register — firm but not aggressive, compliant but readable.

In practice, a routine inspection reminder that would take four to five minutes to write from scratch takes under a minute with AiMe. For a PM managing 150 properties and sending inspection reminders to all of them every quarter, that is, on our estimate, roughly 10 hours per year saved on that task alone (about 4 minutes saved per letter × 600 letters a year ÷ 60).

You can edit the output before sending. AiMe is an accelerator, not an autopilot.

AiMe Comply — state-specific compliance answers

This is the feature that no competitor currently matches. AiMe Comply gives instant answers to state-specific compliance questions inside the platform. A property manager in Queensland asking about minimum housing standards gets a Queensland answer. A Sydney PM asking about notice periods gets a New South Wales answer.

The alternative — calling your state industry body or digging through the RTA's website — takes far longer. AiMe Comply does not replace professional legal advice, but it dramatically reduces the time spent on routine compliance queries.

Bills AI — invoice processing

Bills AI scans and processes invoices, including handwritten ones, and auto-allocates them to the correct property and supplier. For an agency processing dozens of invoices a week — plumbers, electricians, cleaners, gardeners — this replaces a meaningful amount of data entry.

The handwritten invoice capability is particularly useful for smaller trade businesses that still send paper invoices. Most competing platforms require a clean digital invoice format.

Trust accounting

This is not an AI feature, but it is the reason PropertyMe exists and the reason Australian property managers choose it. Trust accounting for real estate is legally mandated and state-regulated. PropertyMe handles it natively. You are not cobbling together a general accounting package and hoping it passes a trust audit.

What it does well

  • State-specific compliance built in. AiMe Comply is a genuine competitive advantage. No other PM platform in Australia offers this as an embedded feature. For time-pressed PMs handling multiple states, it removes a recurring friction point.
  • Trust accounting from day one. PropertyMe was built for Australian trust accounting. It passes trust audits. Competitors retrofitted from other markets often struggle with the nuances of state-specific trust requirements.
  • Bills AI handles the messy real world. Handwritten invoices from trade businesses are a genuine pain point in Australian property management. Most AI invoice tools require clean digital inputs. Bills AI handles the messiness.
  • AiMe drafts in the right voice. Generic AI writing tools produce generic writing. AiMe is trained on property management communication, which means outputs land closer to publish-ready. Fewer edits before sending.
  • AUD pricing with GST included. The price you see is the price you pay. No US-dollar conversion, no GST surprise at checkout.

What it doesn't do well

  • Data residency is not fully resolved. PropertyMe stores data in Australia, which is the right call. However, the email component uses a US-based third-party provider. PropertyMe states compliance with Australian Privacy Principles, but there is no explicit confirmation of AU-only data handling for email. For agencies managing sensitive tenant data — particularly in regulated industries — this warrants a direct conversation with the vendor before sign-up. The Privacy Policy (last updated 28 April 2026) does not specify the provider or the data flow in detail.
  • No free tier. The cheapest entry point is $149/month. For a landlord self-managing a small portfolio, or a startup agency with fewer than 20 properties, that price is hard to justify. PropertyMe is built for professional agencies. Solo landlords should look elsewhere.
  • AI features are not on every plan. Reply with AiMe, AiMe Comply and Bills AI sit on Advanced and above (as of September 2026). Neither the Basic plan at $149/month nor the Standard plan at $182/month includes the AI writing and invoice-processing tools that make the platform stand out. You pay more to access the features this review is largely about.
  • Mobile app depth. The desktop platform is comprehensive. The mobile experience is functional but not best-in-class — this observation is based on general market reputation; no formal app testing was conducted for this review. For PMs doing inspections on a tablet, this matters.

Australian fit

PropertyMe is as Australian as a property management platform gets. The evidence:

AUD pricing with GST — the pricing page lists AUD-inclusive figures. No mental arithmetic required at checkout.

Trust accounting — legally mandated in every Australian state, handled natively. This is not a feature you configure; it is baked into how the platform works.

State-specific compliance — AiMe Comply is built around Australian state and territory legislation. It knows the difference between Queensland's minimum housing standards and Victoria's. This is a meaningful editorial distinction: the platform understands Australian law, not just Australian currency.

Data residency — primary data stored in Australia. The email provider caveat (see limitations above) is worth noting, but the core platform data is locally held. This aligns with Australian Privacy Principles and is better than most non-AU platforms that store everything offshore by default.

Support — PropertyMe offers chat, email and phone support, with published hours in Australian Eastern time: Monday to Friday 7am–7pm and Saturday 9am–6pm AEST. Support is included in the monthly subscription. The hours and AEST framing point to an Australian-based team; confirm specifics with the vendor if that matters to you.

AU context in outputs — AiMe generates communications in Australian English, referencing AU legal frameworks where relevant. This is different from feeding a US-built AI tool an Australian lease and hoping for the best.

Alternatives

Console Cloud — the main direct competitor for full-stack Australian property management. Comparable trust accounting, less developed AI feature set as of mid-2026. Consider Console Cloud if you have an existing integration with its CRM or if your agency already runs on its ecosystem.

Re-Leased — cloud property management with a stronger commercial property focus. On its public marketing, it is better suited to mixed residential-commercial portfolios and is less developed on the AI writing side. We have not tested it directly for this review. Consider it if your portfolio leans commercial rather than residential.

General AI writing tools (ChatGPT, Claude) — a PM on the Basic or Standard plan might use a general AI assistant to draft communications. This works, but you lose the AiMe training on PM-specific voice and the platform integration. It is a workaround, not a replacement.

Bottom line

PropertyMe is the right tool for Australian professional property managers. Full stop. The trust accounting is best-in-class for the Australian market. The AI features — AiMe, AiMe Comply, Bills AI — are genuinely useful additions, not marketing window dressing. AiMe Comply in particular is a feature no competitor currently matches.

The limitations are real but manageable. The email data residency question deserves a direct conversation with PropertyMe's team before you sign. The AI features sitting on the Advanced plan means the pricing floor for the full experience is $215/month, not $149/month. And the platform is built for professional agencies — solo landlords should look at lighter-weight tools.

If you are running a property management agency in Australia and you are not already on PropertyMe, the question is not whether to switch — it is what took you so long. If you are already on PropertyMe, upgrading to Advanced to access AiMe and Bills AI is likely to pay for itself in saved administration time within the first month.

Score

Criterion Score Notes
Value for Money 4/5 $149–$215/month per 100 properties is fair for the feature depth. AI features locked behind the Advanced plan reduces value on Basic and Standard. No free tier.
Ease of Use 4/5 Trust accounting and compliance tools have a learning curve — but that complexity is inherent to the job, not the platform's fault. AiMe and Bills AI are genuinely simple to use.
Feature Depth 5/5 Trust accounting, state-specific compliance, AI writing, AI invoice processing, tenant screening — this covers the full PM workflow better than any competitor in the AU market.
Australian Fit 5/5 AUD pricing inc. GST, trust accounting, state-specific compliance, AU data residency (with a noted email caveat). No global competitor comes close.
Reliability & Support 4/5 Platform is mature and handles 1,800,000+ properties across Australia and New Zealand. Support quality not independently tested for this review — score reflects platform maturity and market penetration. Verify AU support hours directly.
