PropertyMe vs Realtair Australia 2026: Which Does Your Agency Need?

By Adam · 12 Jun 2026 · 7 min read
Head-to-head verdict

No single winner. The right choice depends on the job; the verdict below says who should buy which.

Winner: it depends on which side of the agency you run. PropertyMe (22/25) wins for property management. Realtair (22/25) wins for sales and auctions. They tie on score, and both earn a perfect 5/5 Australian Fit. They do not compete — one runs your rent roll, the other runs your campaigns. Full-service agencies may end up with both.

Both are Australian-built, Australia-only platforms. Both bill in AUD with GST included. Both scored 22/25 in our full reviews. And neither does the other's job. That last point is the whole comparison.

What both tools actually do

A real estate agency has two engines. One manages properties for landlords — leases, inspections, maintenance, rent, trust accounting. The other sells properties for vendors — listings, auctions, offers, deposits, contracts. PropertyMe powers the first. Realtair powers the second.

PropertyMe is Australia's dominant cloud property management platform, managing more than 1,800,000 properties as of mid-2026. It handles the full property management lifecycle, with state-regulated trust accounting built in from day one. Its 2025–2026 AI features are the standout. AiMe drafts tenant communications in a property manager's voice. AiMe Comply answers state-specific compliance questions inside the platform — a Queensland question gets a Queensland answer. Bills AI processes supplier invoices, including handwritten ones, and allocates them to the right property.

Realtair is an end-to-end sales platform, built in Sydney and now a subsidiary of REA Group, the ASX-listed parent of realestate.com.au. More than 9,000 agents use it. It runs the entire sales process: vendor pitch presentations, hybrid live-and-remote auctions, private treaty offers, timed auctions, digital signing, and deposit collection direct to the agency trust account. It is not a CRM and not a property management tool. It is the operating system for a sales campaign.

Put simply: a property manager logs into PropertyMe every day. A listing agent logs into Realtair every campaign. Different desks, different software.

Pricing in Australia

Both vendors publish AUD pricing with GST included. No exchange-rate arithmetic, no GST surprise at checkout. The models differ because the jobs differ.

PropertyMe prices by portfolio size. Manage PM Basic costs $149/month per 100 properties (inc GST), but it excludes the AI features. Standard, at $182/month per 100 properties (inc GST), adds AiMe and Bills AI — that is the realistic floor for the platform this comparison is about. Advanced runs $215/month per 100 properties (inc GST), and a Startup Package covers new agencies up to 100 properties for $193/month (inc GST). A mid-sized agency with 200 properties on Standard pays $364/month inc GST — under $2 per property. There is no free tier, and no self-serve trial; access requires a sales conversation.

Realtair prices per seat. Every agent costs $189/month (AUD, inc GST), with all features included — Auction, Pitch, Sign, private treaty, timed auctions, deposit collection — and unlimited campaigns. A one-off $499 activation fee (AUD, inc GST) applies on top, which stings for sole operators testing the water. There is no free trial advertised. Realtair claims agents save 11 hours per listing — a vendor figure, but even half of it justifies the subscription for an agent running several campaigns at once.

Value verdict: you cannot rank these on price, because the unit of value differs. PropertyMe is a per-property cost recovered across a whole rent roll. Realtair is a per-agent cost recovered through faster, cleaner campaigns. Within their own worlds, both are fairly priced — both scored 4/5 for Value for Money in our reviews, each docked a point for entry friction. PropertyMe locks its AI behind the Standard plan. Realtair charges that $499 activation fee.

Where PropertyMe wins

This is not PropertyMe beating Realtair at a shared task. It is the work only PropertyMe does.

  • Trust accounting for the rent roll. Rental trust accounting is legally mandated and state-regulated. PropertyMe was built around it and passes trust audits. Realtair has no property management accounting at all.
  • AiMe Comply. Instant state-specific compliance answers inside the platform. No other Australian PM platform offers this as an embedded feature. It does not replace legal advice, but it kills routine compliance lookups.
  • Bills AI handles the messy real world. It reads handwritten invoices from plumbers and gardeners and allocates them automatically. Most competing tools demand clean digital invoices.
  • AiMe drafts in the right register. It is trained on property management communication, not generic business writing. An inspection reminder takes under a minute instead of four to five.
  • Per-property pricing scales with the business. At under $2 per property per month on Standard (inc GST), the cost tracks the size of the rent roll.

Where Realtair wins

Again — this is the work only Realtair does.

  • Hybrid auction execution. Simultaneous in-room and remote bidding from one interface, with live updates and vendor bids handled inside the flow. Purpose-built for the Australian auction method. Nothing in PropertyMe touches this.
  • Sales deposits straight to trust. Digital deposits flow directly to the agency trust account — no third-party escrow, no reconciliation mess. Built for Australian compliance, not bolted on.
  • One platform from pitch to exchange. Pitch decks, listing agreements, auctions, private treaty offers, signing, and deposits are integrated. The alternative is four or five disconnected subscriptions.
  • REA Group backing. The capital and infrastructure of Australia's largest property technology group sits behind it. That lowers the risk of the platform being starved of investment.
  • Saturday support. Six-day support covers the day auctions actually happen. PropertyMe's Saturday hours (9am–6pm AEST) are also strong — but Realtair's whole product is built around Saturday.

Which to pick — decision framework

Your role decides this, not a feature shoot-out.

  • You run a property management agency or a rent roll → PropertyMe. Trust accounting, compliance answers, and invoice processing are your daily grind. Budget for the Standard plan at $182/month per 100 properties (inc GST) — Basic excludes the AI that makes it worth switching.
  • You are a listing agent or sales principal running auctions → Realtair. Nothing else handles hybrid auctions and trust-account deposits at this depth. Do the maths on $189/agent/month plus the $499 activation (both inc GST) against your campaign volume.
  • You run a full-service agency with both a rent roll and a sales team → both. They do not overlap, so there is nothing to consolidate. Each side of the office gets its own engine.
  • You are a self-managing landlord or a very low-volume sole trader → probably neither, yet. PropertyMe's $149/month floor (inc GST) is hard to justify under 20 properties. Realtair's activation fee punishes occasional sellers.

One caveat applies to both: data residency. PropertyMe stores data in Australia but routes email through a US-based provider. Realtair does not publicly confirm residency at all — its privacy page returned a 404 when we checked on 7 June 2026. Neither gap moved our scores, but compliance-sensitive agencies should get written answers before signing.

The verdict

There is no single winner, and inventing one would mislead you. PropertyMe and Realtair tie at 22/25 because each is the best in Australia at a different job. PropertyMe is the pick for property management — no rival matches its trust accounting depth or AiMe Comply's state-specific answers. Realtair is the pick for sales — no rival runs hybrid auctions and trust-account deposits this well.

So name your job before you name your tool. Managing properties? Buy PropertyMe. Selling them at auction? Buy Realtair. Doing both at scale? Run the pair — they never tread on each other. The only wrong answer is buying one to do the other's work.
