Verdict (TL;DR): Microburbs is the most data-dense suburb research tool built for Australia. Serious property investors and buyers agents should pay for it. Casual buyers browsing a first home are likely to feel overwhelmed — but even they can extract value from the free tier.

What Microburbs is

Microburbs is an Australian-built suburb intelligence platform. It exists for one market: Australia. There is no US version, no UK version, no "global" product with an Australian tab bolted on. This is an entirely local creation, and that focus shapes everything about how it works.

The platform draws on 25 years of Australian transaction data. It builds its own hedonic valuation models — meaning it does not license data from CoreLogic or RP Data. That independence matters. CoreLogic and RP Data are the data infrastructure behind most real estate portals, including realestate.com.au and Domain. Microburbs runs a parallel analytical engine.

The core products are four: Suburb Finder, which lets you filter across thousands of Australian suburbs by growth forecast, rental yield, budget, and risk; Suburb Reports, which deliver detailed metrics per suburb down to street level; Property Finder, which applies AI analysis to individual listing data; and Data Explorer, a more flexible query tool for analysts and buyers agents who want to build their own views.

What it costs in Australia

All pricing is in Australian dollars. Microburbs is one of the few AI property tools that does not make you do currency arithmetic.

Plan Price (AUD) What you get
Free $0 Limited Suburb Finder + Property Finder access
Basic $77/month 2 suburb reports + 5 property reports per month
Advanced $135/month 20 suburb reports + 30 property reports per month
Portfolio Builder $320/month Unlimited suburb + property reports
Individual suburb report $49 one-off Single suburb report, no subscription
Individual property report $39 one-off Single property report, no subscription

Quarterly billing attracts a 20% discount. A 14-day money-back guarantee applies to paid plans.

Microburbs does not state on its pricing page whether these AUD figures are GST-inclusive or GST-exclusive (pricing page checked 8 June 2026). As general guidance, an Australian-registered business buyer should expect standard GST treatment and confirm the all-in figure with Microburbs before subscribing.

For context: a single valuation report from a licensed valuer costs $400–$800 in most capital cities. A CoreLogic RP Data subscription starts around $165/month for professional use. At $77/month with 14 days to test, Microburbs is not expensive relative to what property investors normally spend on research.

How it works in practice

The Suburb Finder is the logical starting point. You enter your investment criteria — budget range, target yield, suburb growth profile, risk tolerance — and it filters the national database to surface candidates you would not have thought to search. Filtering thousands of suburbs manually is not possible; Microburbs makes it tractable in minutes.

What you actually see inside a Suburb Report is the part that separates Microburbs from anything available on a free portal. A typical suburb page on realestate.com.au shows you median sale price, median days on market, and recent listings. Microburbs shows you hundreds of metrics: supply-demand dynamics at the street level, vacancy rates, rental yield by property type, demographic profile, infrastructure pipeline, school quality indices, flood and bushfire risk overlays, and a 12-month and 5-year growth forecast. You can drill into a specific street and see how it differs from the suburb median.

The growth forecast is the feature that investors lean on most. Microburbs builds its own hedonic model — it is not repackaging RP Data's estimates. Whether its models are more accurate than CoreLogic's is something this review cannot verify — no independent benchmark data is publicly available. What can be said is that the methodology is proprietary and the data set is large: 25 years of Australian transaction history.

Property Finder applies AI analysis to live listings. You feed it an address or a listing URL and it returns an analysis of whether the asking price is justified given comparable sales, suburb trends, and the property's specific attributes. This is the feature most useful for buyers who have already identified a target suburb and are now evaluating specific properties.

What it does well

Depth that property portals cannot match. RealeState.com.au and Domain are excellent listing search tools. They are poor suburb analytics tools. They show you what's for sale. Microburbs shows you whether you should buy in that suburb at all, and why. The depth is not marketing padding — the platform surfaces data points you simply cannot find elsewhere in one place.

An independent data source. The Australian property data market is dominated by two players: CoreLogic and Domain/REA Group. Every major portal is downstream of one or both. Microburbs has built its own models on its own 25-year data set. Independent analysis of the same market is genuinely useful when you are making a decision worth hundreds of thousands of dollars.

Free tier with real utility. The free tier gives you a limited taste of Suburb Finder and Property Finder. It is constrained, but it is not fake limited access designed to frustrate. You can use it to meaningfully assess whether the paid tier is worth it.

One-off purchase option. Not every user needs a monthly subscription. The $49 single suburb report and $39 single property report are priced appropriately for someone making one purchase decision. That flexibility reduces the barrier to trial significantly.

What it doesn't do well

It can overwhelm non-investors quickly. The sheer volume of metrics per suburb is a strength for buyers agents and experienced investors. For a first-home buyer trying to compare three suburbs on a Saturday afternoon, it is a lot. The interface is functional rather than elegant. There is no "beginner mode" or curated view that surfaces the five or six metrics that matter most for a typical purchase decision. Microburbs clearly knows its audience is professionals — but it would benefit from a lighter onboarding layer.

Microburbs does not publish a server-location statement. Microburbs is an Australian company and its privacy policy references cross-border transfer protections, which is a meaningful baseline. But it does not name where its servers physically sit (privacy policy checked 8 June 2026). For investors or buyers agents handling sensitive client data — addresses, financial profiles, purchase intent — knowing whether data is stored on Australian servers matters. Confirm this with Microburbs before use in any professional capacity involving client data.

No verified benchmark for forecast accuracy. The growth forecast is the feature investors will weight most heavily. Microburbs builds its own hedonic model and clearly has the data to produce credible estimates. But there is no independent published accuracy benchmark comparing Microburbs forecasts to actual outcomes — no third-party validation was found at time of writing, 7 June 2026. Accepting proprietary forecasts without independent calibration requires a degree of trust the platform has not yet explicitly earned through published validation.

Pricing steps are steep. The gap between Basic ($77/month, 2 suburb reports) and Advanced ($135/month, 20 suburb reports) is large. An investor doing active research across five or ten suburbs per month sits in an awkward middle zone — too intensive for Basic, potentially more than needed for Advanced. The one-off report pricing at $49 fills part of this gap, but a mid-tier plan would be more useful.

Australian fit

Microburbs scores as high as it is possible to score on Australian fit — with one caveat.

The product is Australia-only. There is no international version to dilute focus. All pricing is in AUD. The data set spans 25 years of Australian transactions. The suburb database covers thousands of Australian suburbs. The Privacy Act 1988 compliance baseline is referenced in the privacy policy.

The single negative: server location is unconfirmed. For a general consumer use case — an investor checking suburb metrics — this is unlikely to be material. For a buyers agent running client data through the platform, confirmation of Australian data residency is standard professional diligence that currently cannot be completed from public sources. Flag this with Microburbs directly before use in a professional client context.

Alternatives

realestate.com.au / Domain — Free. Both platforms offer suburb market data (median prices, days on market, auction clearance rates). Useful for a basic orientation. Neither approaches Microburbs for depth of analytics. Consider this if you want a free browse before committing to paid suburb research.

CoreLogic RP Data — The institutional-grade data provider. Trusted by lenders, valuers, and professional property analysts across Australia. Professional access pricing is not publicly listed — check directly with CoreLogic for current rates. Consider this if you need data that is already accepted by financial institutions — a valuation for mortgage purposes, for example, requires a licensed valuer using approved sources, not a third-party platform.

Pricefinder — Another data platform targeting real estate agents and buyers agents, with comparable and recent sale data. Consider this if you want transaction comparables as the primary use case rather than predictive analytics.

Bottom line

Microburbs earns its price for serious property investors and buyers agents. The depth is real. The independence from CoreLogic is a genuine differentiator.

The free tier is worth testing for anyone who does property research even occasionally. The $49 one-off suburb report is the right entry point for someone making a single purchase decision. The monthly plans make sense for active investors, buyers agents running client mandates, or anyone monitoring multiple suburbs for timing decisions.

Casual buyers who just want to know if a suburb is "good" will find realestate.com.au sufficient. Microburbs is not for them — and it is not trying to be. It is a professional-grade research tool for people who make decisions at the serious end of the property market, and for that audience it is the best purpose-built platform in Australia.

Score

Criterion Score Notes
Value for Money 4/5 Free tier, $49 one-off, and $77/month entry point are all reasonable. Steep step to Advanced tier is the only friction.
Ease of Use 3/5 Functional but data-dense. Fast for experienced investors; potentially overwhelming for first-timers. No beginner onboarding layer.
Feature Depth 5/5 Thousands of metrics per suburb, thousands of suburbs covered, proprietary hedonic models, and Data Explorer. Genuinely the deepest purpose-built property analytics platform in Australia.
Australian Fit 5/5 Australia-only product, AUD pricing, 25 years of AU transaction data, Privacy Act 1988 referenced. No published server-location statement is a minor gap in an otherwise exceptional fit score.
Reliability & Support 4/5 Weekly data refresh is market-appropriate. 14-day money-back guarantee signals confidence. No independent uptime data available; support channel quality not independently verified.
