Archistar vs Microburbs 2026: Which Property AI Do You Need?
No single winner. The right choice depends on the job; the verdict below says who should buy which.
There is no single winner here, because these two tools solve different problems. Archistar (22/25) is site feasibility software for developers — it pulls 200+ planning datasets per site and generates compliant 3D building designs. Microburbs (21/25) is suburb research data for investors — it tells you which suburb to buy in and why. A developer assessing what to build buys Archistar. An investor deciding where to buy buys Microburbs. Most readers need one, not both. The question is which job you're solving.

Both tools are Australian-built. Both score five stars. Both are the best purpose-built platform in their lane. And they are bought by completely different people for completely different reasons. If you confuse the two, you'll waste money. So let's be precise about what each one actually does, and who should pay for which.

What you're actually paying for
These tools sit at opposite ends of the property decision.
Archistar answers the build question. You have a site — a block, an address, a development opportunity. Archistar pulls more than 200 datasets onto one screen: zoning, setbacks, height limits, floor space ratio, heritage overlays, flood mapping, bushfire hazard, slope analysis. Then it generates a compliant 3D building massing on that envelope, with yield and area schedules. From address to indicative feasibility in minutes. It covers all eight states and territories with council-level data. It was built in Sydney for Australian planning law, and there is nothing else like it in the country.
Microburbs answers the where question. You have capital and a strategy, and you need to know which suburb to deploy it in. Microburbs draws on 25 years of Australian transaction data and runs its own hedonic valuation models — independent of CoreLogic and RP Data. Its Suburb Finder filters thousands of suburbs by growth forecast, yield, budget and risk. Its Suburb Reports go down to street level: vacancy rates, demographic profile, infrastructure pipeline, school quality, growth forecasts. Its Property Finder applies AI analysis to individual listings to test whether an asking price is justified.
One is about the physical thing you put on the land. The other is about whether the land is in the right place to begin with.
Pricing, side by side
All figures are in AUD. A note on GST, because it differs between the two: Archistar publishes GST-inclusive pricing on its page. Microburbs lists AUD figures but does not state whether they are GST-inclusive or GST-exclusive — an Australian-registered business buyer should expect standard GST treatment and confirm the all-in figure before subscribing.
| Plan | Archistar (AUD) | Microburbs (AUD) |
|---|---|---|
| Free | $0 — basic research + generative design | $0 — limited Suburb + Property Finder |
| Entry paid | Basic $95/month — single state, sites under 2,000m² | Basic $77/month — 2 suburb + 5 property reports |
| Mid tier | Professional $345/month — advanced feasibility, Nearmap imagery | Advanced $135/month — 20 suburb + 30 property reports |
| Top tier | National $595/month — all states, all features | Portfolio Builder $320/month — unlimited reports |
| One-off option | None — subscription only | Suburb report $49 / property report $39 |
| Annual / quarterly saving | Annual billing = 2 months free | Quarterly billing ~20% off |
Archistar pricing GST-inclusive. Microburbs GST treatment not stated on pricing page.
Two structural differences matter here.
First, Microburbs has a one-off escape hatch and Archistar does not. If you are making a single decision — one suburb, one property — Microburbs sells you a $49 report and you walk away. Archistar is subscription-only. For occasional users, that is a real point in Microburbs' favour, and it is the cheaper platform to dip into.
Second, Archistar's single-state cap pushes serious users up fast. Basic and Professional are locked to one state. A developer who looks at sites in both Melbourne and Brisbane has to jump to National at $595/month — there is no dual-state option. That pricing cliff is Archistar's biggest structural frustration. Microburbs has no geographic lock; its tiers are simply about report volume.
The feature split
This is the clearest way to see that these tools don't compete — line up what each one does, and the lists barely touch.
Archistar does, Microburbs doesn't:
- Generative 3D building design on a specific site
- Planning-envelope calculation (setbacks, height, FSR, overlays)
- Yield and area schedules for a proposed development
- Nearmap high-resolution aerial imagery (Professional tier)
- Council-level planning controls across all eight states
Microburbs does, Archistar doesn't:
- Suburb-level growth forecasts (12-month and 5-year)
- Filtering thousands of suburbs by yield, risk and budget
- Street-level demographic, vacancy and infrastructure data
- AI price-justification analysis on individual listings
- Independent hedonic valuation models on 25 years of data
There is almost no overlap. Archistar is a feasibility-and-design tool. Microburbs is a research-and-analytics tool. The only thing they share is an Australian postcode and a five-star rating.
Who picks which
Pick Archistar if you build things. You're a developer, an architect, or a town planner. Your daily question is whether a site stacks up and what fits on it. You need planning controls and a compliant 3D massing in minutes, not a half-day of council-portal research. If you work across multiple states, budget for National at $595/month — the single-state cap will catch you otherwise. The free tier is a genuine tool for architects running initial massing studies.
Pick Microburbs if you invest. You're a property investor or a buyers agent. Your question is where to deploy capital — which suburb, which street, which listing. You want growth forecasts and street-level data that no free portal comes close to. If you're making one decision, buy a $49 one-off report rather than a subscription. If you're running client mandates across many suburbs, the monthly plans earn their cost.
Could you need both? Rarely, but yes — a developer-investor who both screens raw sites for development and researches suburb-level demand might run Archistar for feasibility and Microburbs for market timing. They complement each other cleanly precisely because they don't overlap. But that's a two-tool workflow for a specific operator, not the typical reader. Most people need exactly one of these.
A note on the scores. Archistar's 22/25 edges Microburbs' 21/25, but don't read that as "Archistar is better." The one-point gap comes from Ease of Use — Microburbs is more data-dense and lacks a beginner mode (3/5), where Archistar's address-to-feasibility flow is more intuitive (4/5). It is not a sign that one tool does the other's job better. They don't do the same job. Both carry an Australian Fit of 5/5, so the Australian Fit gate clears for both — neither five-star rating is capped, and either can be a category Top Pick. The gate doesn't separate them here.
The honest limitation on both
Neither tool gives you bankable numbers, and neither will tell you where its data physically lives. Archistar's yield calculations are indicative — a go/no-go signal, not a figure you take to a bank or a DA lodgement; and it doesn't state onshore data storage on its public pages. Microburbs' growth forecasts are proprietary with no independent accuracy benchmark, and it likewise doesn't publish a server-location statement. For anyone handling client data, confirm data residency with each vendor before professional use. Both tools accelerate the front of a decision. The back end still needs your planners, valuers, and your own judgement.
Update history
- 21 Sep 2026 — correction: Archistar does publish an onshore-storage statement. The
archistar.ai/securitypage cited here returns HTTP 404. Its replacement,archistar.ai/privacy, states that for Australian users uploaded content “when at rest, will remain on servers located in Australia unless you share that content with a person located elsewhere”, alongside Privacy Act 1988 (Cth) compliance and encryption in transit and at rest. The lines below saying Archistar does not confirm its storage location have been corrected. Same correction applied across five other files; no score changed — Archistar’s Australian Fit was already 5/5. Seereview-archistar-australia-2026-06-07.mdfor the full note.
Frequently asked questions
Are Archistar and Microburbs available in Australia?
Yes. Both are Australian-built — Archistar was built in Sydney for Australian planning law and covers all eight states and territories, while Microburbs runs on 25 years of Australian transaction data.
How much do they cost in AUD?
Both price in AUD with a free tier. Archistar runs Basic $95/month up to National $595/month (GST-inclusive). Microburbs runs Basic $77/month up to Portfolio Builder $320/month, plus one-off reports — a suburb report is $49 and a property report $39.
Is there a free option?
Yes for both. Archistar's free tier offers basic research and generative design — genuinely usable for architects running initial massing studies. Microburbs' free tier gives limited Suburb and Property Finder access.
Which property AI do I need?
Different jobs. Pick Archistar if you build — it answers "what can I build on this site, and is it worth it?" Pick Microburbs if you invest — it answers "which suburb should I buy in, and why?" Most readers need one, not both.
Do they store data in Australia?
Archistar does publish an onshore-storage statement: its privacy policy says uploaded content at rest stays on servers in Australia unless you share it with someone elsewhere. Microburbs does not publish a server-location statement. If you handle client data, confirm data residency with Microburbs before professional use.
