Archistar vs Realtair 2026: Which Property Platform Do You Actually Need?

By Adam · 13 Jun 2026 · 7 min read
Head-to-head verdict

No single winner. The right choice depends on the job; the verdict below says who should buy which.

Two of the strongest Australian-built tools in our Real Estate & Property category are Archistar and Realtair. Both scored 22/25. Both earned a perfect 5/5 on Australian Fit. And they are almost never an either/or decision — because they solve different problems at opposite ends of the property business.

Archistar answers the question "Is this site worth developing?" Realtair answers the question "How do I sell this property well?" If you confuse the two, you will buy the wrong subscription. This guide makes the choice obvious.

What each one costs in Australia

All prices in AUD, inclusive of GST, per each vendor's published pricing page.

Plan Archistar (AUD inc. GST) Realtair (AUD inc. GST)
Free / trial Free tier (basic research + AI design) None
Entry Basic — $95/month, single state $189/agent/month, all features
Mid Professional — $345/month, + Nearmap imagery —
Top National — $595/month, all states —
One-off fee None $499 activation

Archistar's pricing is tiered by scope: how many states you need and how much feasibility depth. Its real friction is the single-state lock on Basic and Professional — a developer working across Melbourne and Brisbane has to jump to National at $595/month, with no dual-state middle option.

Realtair is flat: one price, every feature included, billed per agent. Its friction is the $499 one-off activation fee, which stings sole operators and has no free trial to soften it. For an agency putting five or ten agents on the platform, that fee disappears into the noise; for a one-person shop testing the water, it is a real barrier.

They do genuinely different jobs

This is the heart of it. These tools do not compete — they sit at different ends of the property lifecycle.

Archistar is a front-end decision tool for development. Open a site and it pulls more than 200 datasets — zoning, setbacks, height limits, floor space ratio, heritage overlays, flood mapping, bushfire attack level — onto one screen, then generates a compliant 3D building massing with yield and area schedules. The workflow is address-to-feasibility in minutes. It tells a developer whether a site is worth chasing before they pay consultants to find out.

Realtair is a back-end execution tool for sales. It runs the whole sell-side process: vendor pitch decks (Pitch), live and remote hybrid auctions with vendor bids, private treaty offers, timed auctions, digital deposits straight to the agency trust account, and document signing (Sign) — all in one platform. The workflow is listing-to-exchange without the multi-tool juggle.

Put plainly: Archistar helps you decide what to build or buy. Realtair helps you sell what is built. A developer uses Archistar to screen sites; an agent uses Realtair to take those finished properties to market. The same property could pass through both — years apart, in different hands.

Where each one wins

Archistar wins on:

  • Planning data depth. Council-level controls across all eight states and territories, scored 5/5 on Feature Depth. Nothing comparable exists in the Australian market.
  • AI generative design. It does not just describe the planning envelope — it builds a compliant 3D design inside it, with yield numbers, in real time.
  • A genuinely useful free tier. Basic research and AI design at no cost — a real entry point for buyer's agents and architects, not a 14-day trial.

Realtair wins on:

  • Auction execution. Simultaneous in-room and remote hybrid auctions, with vendor bids handled in-flow — purpose-built for the Australian method, where global platforms simply do not understand the mechanics.
  • Trust account deposits. Digital deposits flow directly to the agency trust account, with compliance baked in rather than bolted on. Global competitors miss this entirely.
  • All-in-one sales scope. Pitch, auction, private treaty, timed auction, deposits, and Sign in one integrated platform — replacing four or five disconnected subscriptions.

Australian fit: a dead heat

Both platforms earned 5/5 on Australian Fit, and both deserve it. Archistar was built in Sydney around the fragmented reality of Australian planning law — council-level data, BAL and flood mapping calibrated to local conditions, Privacy Act 1988 (Cth) compliant. Realtair was built around how Australians actually sell: vendor bids, cooling-off waivers, trust-account deposits, AUD-inclusive-of-GST pricing, and six-day support that covers Saturday auctions.

Because the Australian Fit scores are identical (5/5 each), the Australian Fit gate does not separate them — both clear the ≥4/5 threshold comfortably, and both wear five stars legitimately. The decision comes down entirely to which job you need done, not which tool is "more Australian."

One caveat, and it is Realtair’s alone: its privacy page returned a 404 when we checked it, so nothing about where it stores data is public. Archistar’s privacy policy does state onshore storage — uploaded content at rest stays on servers in Australia unless you share it with someone elsewhere. If onshore residency is a hard requirement for your business, get it in writing from Realtair before you sign.

Who should pick which

Pick Archistar if you are deciding whether to develop or buy a site. Developers, architects, and town planners running feasibilities are its core users. Start on the free tier or Basic ($95/month) for occasional single-state checks; move to Professional ($345/month) once you are running several feasibilities a month; take National ($595/month) only if you are actively developing across multiple states. Just remember its outputs are indicative — a go/no-go signal, not a bankable analysis you take to a lender.

Pick Realtair if you are selling property, especially via auction. Active auction agents and agency principals running five or more campaigns a month are exactly who it is built for. At $189/agent/month plus the $499 activation fee, it pays for itself fast at that volume; at very low listing counts, do the hours-saved maths first.

If you do both — a developer with an in-house sales arm — run both. They are complementary, not overlapping. Archistar screens the opportunity; Realtair sells the finished product. There is no waste in owning both, because there is no feature overlap to pay for twice.

The honest limitation: neither tool replaces the professionals around it. Archistar's feasibility numbers still need a planner and a quantity surveyor to become bankable. Realtair's auction and deposit flows still need you to confirm state-specific compliance — NSW Fair Trading, Consumer Affairs Victoria, and the equivalents — directly with the vendor for your jurisdiction.

Update history
  • 22 Sep 2026 — source 3 still pointed at the dead page. The 21 September correction fixed the body and added the privacy-policy finding at source 7, but left source 3 citing archistar.ai/security, which returns HTTP 404. Re-pointed to archistar.ai/privacy, re-read live on 22 September 2026. No wording and no score changed. Wayback: capture pending.
  • 21 Sep 2026 — correction: Archistar does publish an onshore-storage statement. The archistar.ai/security page cited here returns HTTP 404. Its replacement, archistar.ai/privacy, states that for Australian users uploaded content “when at rest, will remain on servers located in Australia unless you share that content with a person located elsewhere”, alongside Privacy Act 1988 (Cth) compliance and encryption in transit and at rest. The lines below saying Archistar does not confirm its storage location have been corrected. Same correction applied across five other files; no score changed — Archistar’s Australian Fit was already 5/5. See review-archistar-australia-2026-06-07.md for the full note.
