Head-to-head verdict

[**22**/25PropertyMe](https://www.theaidirectory.com.au/review-propertyme-australia-2026/)[**19**/25Rex Software](https://www.theaidirectory.com.au/review-rex-software-australia-2026/)

**No single winner.** The right choice depends on the job; the verdict below says who should buy which.

Two of the strongest names in Australian real estate technology both added AI in 2025–2026, and both market themselves as built-for-Australia. So which one should your agency run on? The honest answer is that for most agencies it isn't an either/or. PropertyMe and Rex Software sit on opposite sides of the agency. One manages property; the other wins and tracks sales. This head-to-head sorts out which problem you're actually trying to solve — and which tool to back.

We reviewed both separately. PropertyMe scored **22/25 (⭐⭐⭐⭐⭐ Excellent)**. Rex scored **19/25 (⭐⭐⭐⭐ Very Good)**. But the scores alone hide the real distinction, which is what each one is for.

## What it costs in Australia

This is the cleanest dividing line between the two. PropertyMe publishes its prices in AUD with GST included. Rex does not publish anything — you book a demo to get a quote.

| Plan | Monthly (AUD inc. GST) |
| ----------------------------------------------------- | -------------------------------- |
| PropertyMe — Manage PM Basic | $149/mo per 100 properties |
| PropertyMe — Manage PM Standard (adds AiMe, Bills AI) | $182/mo per 100 properties |
| PropertyMe — Manage PM Advanced | $215/mo per 100 properties |
| Rex Software — Starter / Professional / Enterprise | Not published — quote on request |

PropertyMe's AI features (AiMe, Bills AI) start on the Standard plan at $182/month per 100 properties, not the $149 Basic floor. For a 200-property agency on Standard, that's $364/month — under $2 per property.

Rex lists three tiers on its plans page but shows no prices; the only route is a "Request pricing" form. Third-party listing sites quote indicative figures from about $99 to $200-plus per user per month, but they conflict and are not vendor quotes, so we won't print a headline number. Rex also doesn't publish GST treatment — expect standard Australian GST on a business subscription and confirm the all-in figure at the quote stage.

If knowing your cost before you commit matters to you, PropertyMe wins this round outright. You can budget PropertyMe from its website today. You cannot budget Rex without a sales conversation.

## The feature divide: managing property vs winning sales

The temptation is to treat these as rivals. They aren't, really. They sit at different points in the agency.

**PropertyMe is built for the property management side — the rent roll.** Its job is the full lifecycle of managing properties on behalf of owners: leases, inspections, maintenance, tenant and owner communication, and the trust accounting that Australian law mandates. Its AI reflects that. AiMe drafts tenant communications — inspection reminders, arrears notices, lease renewals — in a property manager's voice, trained on PM-specific writing rather than generic business prose. AiMe Comply answers state-specific compliance questions inside the platform, so a Queensland PM gets a Queensland answer and a Sydney PM gets a New South Wales one. Bills AI scans and auto-allocates invoices, including handwritten ones from trades. No competitor currently matches AiMe Comply as an embedded feature.

**Rex is built for the sales side — the CRM.** Its job is to win listings and manage buyer and vendor relationships: contact management, pipeline tracking, email and SMS campaigns, appraisals, listings. Its AI reflects that. AI Admin lets an agent debrief by voice or text after an inspection — and Rex captures the note, logs the interaction, updates the contact, sets a follow-up, and drafts a follow-up email. AI Prospecting ranks contacts by likelihood to sell, with context and talking points. Natural language CRM queries let agents ask questions like "show me buyers who looked at three-bedroom houses in Mosman last month" instead of building a report. Two further features — AI Nurture and AI Manage — are flagged for late 2026 but not yet live.

So the feature comparison isn't "which is better at the same task." It's "which task is yours." A property manager drowning in tenant emails and invoice data entry needs PropertyMe. A sales agent who logs CRM data late, incompletely, or not at all — and loses leads because of it — needs Rex.

## Australian fit

Both score **5/5** on Australian Fit, and both earn it differently.

PropertyMe is Australian-owned, focused exclusively on the AU market, with AUD-inclusive pricing, native trust accounting, state-specific compliance built in, and primary data stored in Australia. It carries one caveat: the email component uses a US-based third-party provider, so agencies with sensitive tenant data should raise data handling directly with the vendor before signing.

Rex is Brisbane-built, with an overwhelmingly AU/NZ customer base and a roadmap that reflects local workflows. Its caveat is different: we could not confirm its current data-residency position from public pages — the privacy-policy URL returned a 404 when we checked, and the security pages don't name a hosting location. Agencies handling vendor and buyer data under the Australian Privacy Principles should get onshore residency confirmed in writing at the demo.

Because both land at 5/5, the Australian Fit gate doesn't separate them: neither is capped, and both clear the threshold for a category Top Pick on local fit. The gate matters when one tool is weak locally — here it isn't the deciding factor, because they're level. The decision comes back to which job you're doing and how much pricing transparency you need up front.

## Who picks which

**Pick PropertyMe if** you run a property management rent roll. If your day is inspections, leases, trust accounting, owner statements, and tenant communication, PropertyMe is the clear choice — and the only platform with embedded state-specific compliance answers. The published AUD pricing means you can budget it before you commit, and at the Standard tier the AI pays for itself quickly in saved admin time. This is the higher-scoring tool (22/25) and our category recommendation for property management.

**Pick Rex if** you run the sales side — winning listings and managing buyer and vendor relationships. If manual CRM data entry is costing your agents hours every week and leads are slipping through the cracks, AI Admin's voice-to-CRM capture is the standout local fix. Just go in knowing you'll need a demo to learn the price, and that part of the AI suite (AI Nurture, AI Manage) is still a late-2026 promise.

**Most agencies will run both.** They aren't competitors so much as two halves of the same agency. A full-service agency with both a rent roll and a sales team has a genuine case for PropertyMe on the property management side and Rex on the sales side. The question for those agencies isn't "which one" — it's "in what order," and that depends on which side of the business is bleeding the most time today.

---

## Honest limitations

Neither tool offers a self-serve trial, so you can't kick the tyres on either without a sales conversation. PropertyMe locks its headline AI behind the Standard plan, not the Basic floor. Rex's quote-only pricing means we can't give you a clean value-for-money number, and its full AI vision won't land until late 2026 at the earliest. Both store or may store some data in ways that warrant a direct residency question before you sign.

Update history
- **22 Sep 2026 — the two cited Rex feature pages are gone, and the feature has been renamed.** `rexsoftware.com/features/ai-admin` and `/features/ai-prospecting` both return HTTP 404\. Rex has folded them into one product page, `rexsoftware.com/products/real-estate-ai`, and both citations are re-pointed there; the page was read live on 22 September 2026 and carries the same feature substance — a conversational assistant that dictates notes, logs calls, adds contacts, sets reminders and drafts emails, and a prospecting tool that ranks contacts from CRM signals with talking points. **Two things on this page no longer match.** The name **“AI Admin” does not appear anywhere on Rex's live site** — the feature is called **AI Assist** — and the word **“beta” does not appear either**; only AI Nurture and AI Manage are still marked as coming. The same finding was recorded on `review-rex-software-australia-2026-06-07.md` on 21 September 2026 and flagged to `aid-score-sync`, because Rex's 3/5 Reliability & Support rested partly on the beta status. **Nothing has been re-scored or rewritten here** — the rename needs sweeping through the review, this comparison and the meta description in one pass, not patched file by file. Wayback: capture pending (archive.org save still failing 22 September 2026).

## Frequently asked questions

### Which is better for Australian agencies?

Depends which half of the agency you mean. PropertyMe wins for property management (rent roll, trust accounting, tenant comms) and scores higher overall at 22/25\. Rex wins for the sales side (listings, CRM, prospecting). Both score 5/5 on Australian Fit.

### Which is cheaper in AUD?

PropertyMe — and you can budget it today. It publishes AUD prices inclusive of GST, from $149/month per 100 properties. Rex doesn't publish any prices; you have to book a demo for a quote.

### Is there a free plan or free trial?

No self-serve trial on either. PropertyMe offers a trial on request; we found no free trial for Rex. Both are sales-led.

### Can I run both?

Yes, and most full-service agencies should. They're two halves of the same agency — PropertyMe on the property management side, Rex on the sales side. The question is order, not "which one."

### Do they keep data in Australia?

PropertyMe stores primary data in Australia but uses a US-based email provider. Rex is Brisbane-built but we couldn't confirm its data-residency position from public pages — get onshore storage confirmed in writing at the demo.
